Ask for Feedback

Prepare for Offers
Receiving an offer is the most complex moment in the process. Offers can be firm (no conditions) or conditional (subject to financing, inspection, etc.). You can accept, reject, or counter. Negotiations go back and forth until both sides reach agreement or walk away. I'll advise you at every step and keep your goals front of mind.
Remove Subjects
Once both parties have accepted the contract, the buyer works through their conditions within the agreed timeframe. I'll keep you updated and advise you on next steps if any conditions are at risk. Note: even subject-free offers in BC include a mandatory 3-day rescission period. If the buyer walks, they pay a cancellation fee of 0.25% of the purchase price.
Close the Deal
Once subjects are removed, the sale is firm. Your lawyer or notary prepares all closing documentation, coordinates with the buyer's lawyer or notary, and handles the transfer of funds. A Home Seller's Glossary
Agreement of Sale
Also known as a contract of purchase and sale. A written contract in which a seller and buyer agree to transact under certain terms, signed by both parties.
Appraisal
A professional estimate of a property's market value based on local sales data and comparable properties in the area.
Assessed Value
The value placed on a home by the municipal assessor for property tax purposes — often different from market value.
Closing
The final steps in the transfer of property ownership, when all documents are signed, funds are exchanged, and the title transfers to the buyer.
Closing Costs
Costs associated with completing a real estate transaction beyond the sale price — including legal fees, title insurance, and any tax adjustments.
Closing Date
The date on which legal ownership of the property transfers from the seller to the buyer, as specified in the sales agreement.
Conditions / Subjects
Items in an offer that must be satisfied before the sale proceeds — such as financing approval, a satisfactory home inspection, or strata document review.
Counter-Offer
An offer made by the seller in response to a buyer's offer, modifying one or more terms — price, deposit, possession date, inclusions — while keeping negotiations open.
Equity
The value of the property minus the outstanding mortgage balance and any other debts or liens against it. Your equity is what you walk away with at closing.
Inclusions & Exclusions
Items specified in the offer as included or excluded from the sale. Typical inclusions are appliances, window coverings, and light fixtures.
Market Value
What a willing, informed buyer will pay a willing, informed seller in the current market. This is the number that matters — not assessed value or original purchase price.
Possession Date
The date the buyer takes possession of the property. The adjustment date — when property tax and maintenance fee adjustments are made — is usually the same day.
Rescission Period
Also known as the "cooling-off period." In BC, buyers have a mandatory three-day rescission period after a subject-free offer is accepted. If exercised, the buyer pays 0.25% of the purchase price to the seller.
Title
The legal right to ownership of a property. A clear title means there are no outstanding claims, liens, or legal issues with ownership.
Title Search
A review of all legal documents related to a property's ownership history, conducted by the buyer's lawyer or notary prior to closing.
